What is UP RERA?

UP RERA — Uttar Pradesh Real Estate Regulatory Authority — is the state-level regulatory body established under the Real Estate (Regulation and Development) Act, 2016. It came into effect on 1 May 2017 and governs all real estate projects in Uttar Pradesh, including Noida, Greater Noida, Ghaziabad, Lucknow, and every other district.


Before UP RERA, buyers in UP faced rampant project delays, hidden charges, misleading carpet area calculations, and zero accountability from builders. UP RERA changed all of that. It created a single, transparent authority where every project must be registered, all details are publicly visible, and buyers have a fast legal route to complain if something goes wrong.

What UP RERA Mandates for Builders

Mandatory Project Registration

Every UP project with more than 8 units or land above 500 sq.m. must be registered on UP RERA before any advertising, booking, or sale. No registration = no legal sale.

If a UP builder misses the possession date, you can claim a full refund with interest, or continue and receive monthly interest compensation (SBI MCLR + 2%) for every delayed month.

5-Year Defect Liability

After possession, the builder is legally required to fix any structural defects — cracks, waterproofing, flooring — free of cost for 5 years. This is enforceable under UP RERA.

Go to the UP RERA Portal

Open up-rera.in — the official Uttar Pradesh RERA website. Do not rely on builder-provided screenshots.

Click "Registered Projects"

Select the "Registered Projects" or "Search Project" section from the navigation menu.

Search by Project Name or RERA Number

Enter the project name or the UP RERA registration number provided by the builder. Both options work.

Review the Project Details

Check: builder name, approved layouts, number of units sold, expected completion date, and project status (ongoing / completed / delayed).

Verify the Agent Too

Under the "Registered Agents" section, confirm the agent or broker you are dealing with also holds a valid UP RERA agent registration number.

Yes. All residential and commercial real estate projects in Noida, Greater Noida, Ghaziabad, and every district of Uttar Pradesh fall under the jurisdiction of UP RERA. Any project with more than 8 units or land area above 500 sq.m. must be registered on up-rera.in before it can be advertised or sold.
It is illegal. An unregistered builder can be fined up to 10% of the project cost by UP RERA. Repeated violations can lead to imprisonment of up to 3 years. As a buyer, never pay any amount for a project that is not registered on up-rera.in.

Any commercial project in Noida Sector 62, 63, or any other UP sector must have a valid UP RERA registration before you sign any agreement.
UP RERA primarily governs new projects under construction or recently completed projects being sold for the first time. Resale of older properties between two private parties is not covered. However, the agent facilitating the resale in Uttar Pradesh must hold a valid UP RERA agent registration.
Yes. UP RERA protects all buyers equally regardless of where they reside. NRIs investing in Noida or Greater Noida have the same rights as resident Indians. Complaints can be filed online through up-rera.in without physically being present in India.
UP RERA registration is done at the beginning of a project — it is the legal permission to sell. An Occupancy Certificate (OC) is issued at the end by the Noida Authority or relevant local body, certifying that the building is constructed as per approved plans and is safe to occupy. Both documents are essential before you take possession.
